The sun is blazing down, giving everyone on their holidays the chance to get a lovely tan. Lazing on one of the beautiful sandy beaches and swimming in some of the cleanest blue seas you could imagine, is the way to relax and unwind. No wonder people are buying homes on the Costa Blanca, firstly for holidays and to later use as their retirement homes. Being part of the European Community makes it so much easier these days, with the integrated systems for pensions to be paid abroad and the better reciprocal health schemes, making moving abroad a much more feasible option.


Language is not much a barrier as English is spoken in so many places. Obviously the deeper you travel into the countryside, the less likely you are to find this, but near the tourist areas you will not find a lack of Spanish a problem. I would advise anyone coming over to the Benidorm area, to really try to get a grasp of Spanish, just basic sentences will go a long way with the locals, and their change in attitude to you will be amazing. Our sprinkling of the dialect has wonderful effects in the places we visit on a regular basis. The welcome and the service we receive has always very warm and friendly, but have found there are many benefits for being more of a “local” so it is well worth trying to integrate fully and learn a few basic sentences.


Caravans and Mobile Homes are a great option to purchase as your first home in Europe. The initial purchase price can be so much lower than a house without all those legal fees that soon mount up. Buying a flat for £90,000 in Spain would cost about another £9,000 for the Gestoria (Solicitor) and registration. These are payable again on resale. You could buy a fully furnished caravan and awning for the cost of your fees. Whereas with the fees they will lost completely, the caravan should still roughly be worth the money you paid. Buy the right set up, complete a few tasteful improvements and you could even make a profit.


Buying and selling at the right time is obviously a factor, and we have seen a reduction in prices lately, but they are bottoming out now. The summer normally sees fewer buyers around, but with so many people fed up with the situation in England, more people than ever are viewing our website everyday and are coming over to take a better look. Prices are always governed by supply and demand. We have plenty of real good value properties but with the demand the way it is building, means over a time those prices will definitely increase. It could be the right time to look now and start planning for the future. We already have bookings for viewers in November, so why not come out, have a look (and a break) and see what you think. You could be in for a pleasant surprise.


Appointments for Viewing
These are now becoming a must. Each prospective buyer has their valued hard earned cash in their pocket or bank, and we do not want you to make a hurried decision. We need to spend time with you finding out what you are looking for and showing you suitable properties and not just running around showing places which are too big, too small, too much work to be done, etc., you will only getting confused unnecessarily into the bargain. Having an appointment, means we will have the time to help you make this big decision sensibly. We have found many prospective buyers are finding their way around the sites and enjoying the same thrill of finding their prospective property as we did, but when they arrive at our door, although everyone is most welcome, we have to disappoint by saying we have not got the time to show them as appointments are already in process. We do have three people showing clients around, but it can sometimes be impossible to even do a quick twenty minutes viewing trip. All you need to do is give us a call before you arrive and we'll soon find a mutually convenient time slot for you. We can pick you up from your hotel or apartment if it makes it easier for you, so don't be afraid, in the long run it is a big benefit to you.

Buying Through Sunseekers
I think you can tell by the fact we prefer you to make appointments, we are wanting to give you a professional service with all its customer benefits. This is what we have strived to give from day one and why we have a great reputation and are recommended by most of our buyers and sellers on all the local Benidorm sites where we have properties for sale. We started the company to stop people getting conned. All caravans which are put on our website are now checked by CRiS and UK data bases to see if they are stolen or have outstanding finance agreements on them. Retrospective checks are being made on those which have been on our site before this policy was implemented. This action has been well received by the UK police and CRiS themselves. We were also tired of hearing that deposits had been paid for caravans and on arriving for the completion day, finding half of the items promised were no longer there. Inventories are now completed and contracts signed to try to make sure none of that happens, and the days are gone where receipts are given on the back of an envelope. Of course you can buy privately and many do, we just try to minimise the risk to your hard earned cash. We do get paid for our work as we are very much like an Estate Agent, but you get the benefit that you have not been over charged for the property. If we feel a client is asking too much for their property, we refuse to put them on the website as it is totally against our principles. We like to guide both the buyer and the seller to the right market value. Having five years experience in this market in Benidorm, we have a good idea when someone is trying to take advantage of someone else's naivity in the trade, so we do try to help all concerned.

Selling Through Sunseekers

We don't charge any more for a caravan sold for £30,000 than a caravan for £10,000. It takes the same amount of work for each, and can not justify charging more because it is dearer. How Estate Agents get away with it I will never know. We market all around the world and have a popular website, which is visited by many who bought from us years ago. They may only check up on the weather in Benidorm, but at least we know we have been useful to someone. It must be great to get that phone call saying your caravan is sold, a deposit has been paid and the balance will get to you shortly. Certainly easier that years ago. We pay our taxes in Spain which is beneficial when you are purchasing in Spain. If you have a problem and you are dealing with an English company, neither of the countries legal professions will have any rights of recourse or be able to help.
